Simple Fixes for Common Island Living Issues

Many everyday maintenance concerns can be resolved quickly and safely without a service call. The guidance below is designed specifically for Hawaii residences, where plumbing systems, electrical panels, and home materials may differ slightly due to climate and construction practices. If an issue continues, worsens, or involves water damage, electrical hazards, or leaks you cannot control, please submit a maintenance request right away or contact us today.

Unclogging Drains & Plumbing Issues

(Especially important in Hawaii homes with older piping or shared drain systems)

Kitchen Sink or Garbage Disposal Not Draining

Common island causes:

  • Food scraps (especially rice), grease, and coffee grounds
  • Improper disposal use

What you can try:

  • Run hot water for several minutes to help break down grease
  • Use a sink plunger to dislodge minor clogs
  • If the disposal hums but doesn’t spin:
  • Turn it off and disconnect the power
  • Press the reset button (typically on the bottom of the unit)
  • Use a hex (Allen) wrench underneath to manually turn the disposal blades
  • Always run cold water when using the disposal

Do not pour grease or oil down the sink—this is a leading cause of clogs in island plumbing systems.

Bathroom Sink or Tub Drain Clogged

Common island causes: Hair, soap residue, sand, and sunscreen buildup.

What you can try:

  • Remove visible hair or debris from the drain
  • Use a plastic drain snake or hair tool
  • Gently plunge if water is standing
  • Flush with hot water after clearing debris

Avoid chemical drain cleaners, which can damage pipes—especially in older Hawaii buildings.

Toilet Clogged or Slow to Flush

Common causes: Excess toilet paper or non‑flushable items.

What you can try:

  • Use a flange-style toilet plunger
  • Plunge slowly at first, then more firmly
  • Allow water levels to stabilize between attempts

Never flush wipes, paper towels, feminine products, or “flushable” wipes.

Many island plumbing systems and septic connections are especially sensitive.

Electrical Troubleshooting

(Salt air and humidity can impact electrical systems over time)

Power Out in One Room or Outlet

Resetting a Circuit Breaker

  • Locate the electrical panel (often in a hallway, utility closet, or outside in some Hawaii homes)
  • Find the breaker that is in the middle or “off” position
  • Flip it fully off, then back on

If the breaker trips again immediately, stop and submit a maintenance request

GFCI Outlet Not Working

(GFCI outlets are common in kitchens, bathrooms, lanai areas, and near sinks.)

What you can try:

  • Find the outlet with “Test” and “Reset” buttons
  • Press Reset until it clicks

Moist island air can cause GFCIs to trip—this is a safety feature, not a defect

Cooling & Ventilation

(AC use and humidity control are critical in Hawaii)

Air Conditioning Not Working Properly

What you can try:

  • Confirm the thermostat is set to Cool and at an appropriate temperature
  • Replace thermostat batteries if applicable
  • Check breakers associated with the AC unit
  • Ensure air vents are open and unobstructed

Keep doors and windows closed while the AC is running to prevent moisture buildup.

Managing Humidity & Mold Prevention

Hawaii’s humidity can contribute to mildew and mold if airflow is limited.

Helpful tips:

  • Use bathroom fans during and after showers
  • Wipe down wet surfaces regularly
  • Report any persistent musty odors or visible mold early

When to Submit a Maintenance Request Immediately

Please do not attempt repairs and contact maintenance right away if you experience:

  • Active water leaks or flooding
  • Sewage backups or strong odors
  • Electrical sparks, burning smells, or buzzing sounds
  • No air conditioning during extreme heat
  • No power to multiple areas of the home
  • Issues that continue after trying the steps above
